The real estate market on the shores of the lake once again proves to be particularly dynamic. With much more brilliant performances on the Veronese side, which posted an increase of 4.6% compared to the first half of 2021, the Brescia side also closed positively, albeit slightly (0.6%). Thanks to the increase in costs for holiday homes in Germany and the fear of maintaining too much liquidity on the accounts, many Germans are choosing Italy, and more precisely Lake Garda, for the purchase of a holiday home. Idem South Tyroleans and Poles, also very interested in the tourist market in the area.
On the Veronese side Affi and Cavaion Veronese are up + 14.1% compared to the first half of 2021, immediately followed by Costermano which, however, has undergone a 50% increase compared to the first two locations. These percentages translate into average costs that are around 6,000-7,000 euros per square meter with an average of 3,000 euros per square meter for newly built lifeless units.
On the Brescia side, the main areas affected by the increase are Padenghe and Salò, although prices can be defined as rather stable compared to what happens in the Verona area. Here the costs are around 4000 euros for a property with a lake view, even if the property values ​​change quite often also by virtue of the type of property purchased.
Riva del Garda remains on the Trentino side, where even here prices remained stable in the second half of 2021 with small-scale refurbished solutions that touch 3400 euros per square meter and the new one slightly higher, stable at around 4000 euros per square meter. .
