THE LAKE HOUSE ATTRACTS FOREIGNERS; BOOM OF GERMANS ON LAKE GARDA

The tourist real estate market on Lake Garda continues to promise growing trends, also this year. Particularly dynamic, the lakeside real estate varies on the basis of the position, with the Veronese side clearly more brilliant, +4.6%, and the Brescia side more static, +0.6%.
The mechanisms resulting from the post-lockdown are still being felt, with huge capital arriving from Germany. In fact, it is precisely the Germans who invest in the lake house, both because Garda is always very popular, but also to avoid having large sums in current accounts and abandoning expensive holiday homes in Germany.
The Veronese side sees a great leap in real estate prices in Affi, +14.3%, Cavaion Veronese, +14.2% and Costermano, +7.2%. New buildings with a lake view in these countries register average prices of between 6 and 7 thousand euros per square metre, against an average of 3 for apartments without a view. Prices also increased in Peschiera del Garda, +6.1%, whose market is always active and varied.
The Brescia side, on the other hand, remains in line with last year's prices, with solutions on the lakefront that reach 4,000 euros per square meter, thanks also to the high demand in the face of a rather meager supply.
